For commercial property managers and business owners, terrazzo floors are more than just a flooring choice–they’re a long-term investment. Terrazzo floors are renowned for their durability and timeless aesthetic, lasting 75 years or more with proper care. However, maintaining that “glass-like” shine in a high-traffic lobby, airport, or office building requires a precise approach that goes beyond standard janitorial routines.

The key to extending terrazzo flooring’s durability is maintaining and protecting the binder (the epoxy or cement that holds the marble chips together). At ACT Restoration, we’ve helped many property managers and business owners restore terrazzo floors for decades. We’ve found that helping our customers understand proper terrazzo floor maintenance and cleaning practices will help ensure their floors remain beautiful for years to come.

Eliminating Abrasive Grit

The greatest threat to terrazzo floors in a commercial environment isn’t foot traffic–it’s sand, dirty and grit tracked in on shoes. These small particles act like sandpaper and cause microscratches on the surface, which also dulls the shine. Here are some daily and weekly tips for eliminating abrasive grit from your terrazzo floors.

  • Daily Dust Mopping (2-3 times daily): High-traffic entrances and corridors should be dust mopped several times a day using a clean, dry microfiber mop.
  • Use Entrance Matting: Implement high-quality matting at all exterior doors. At least 15 feet of matting is recommended to trap grit before it reaches the floor.
  • Immediate Spill Clean-Up: Terrazzo is sensitive to acids like coffee, soda, or vinegar. They can etch the surface in minutes. Blot spills immediately. Never wipe, as it can spread the liquid.

Weekly & Monthly Cleaning Schedules

Performing weekly and monthly cleaning routines can help preserve your terrazzo floors. Standard, “all-purpose” cleaners are not recommended, as they contain alkalis or acids that will strip away the protective sealer on the floor.

Always use a pH-neutral cleaner (pH between 7 and 10). In addition, follow this recommended cleaning schedule for terrazzo floors

  • Weekly Auto-Scrubbing: For large spaces, use an automatic scrubber with a white polishing pad or a soft, nylon brush.
  • Two-Bucket Method: If mopping manually, use one bucket for cleaning solution and one for clean rinse water. This prevents dirt from getting back onto the floor, which can create a cloudy film.
  • Dwell Time: Allow neutral cleaners to sit on the floor for several minutes before removing. This gives the chemicals time to suspend the soil. Just be sure to mop it up before it dries.

Professional Resealing and Polishing Schedules

Sealers protect the porous marble chips from absorbing stains. Over time, foot traffic wears this barrier down. That’s why ACT Restoration recommends following this resealing frequency:

  • High Traffic Level: Every 6-12 months
  • Moderate Traffic Level: Every 12-18 months
  • Low Traffic Level: Every 2-3 years

The Water Test

To check the sealer, drop a small amount of water on the floor. If it beads up, the sealer is still intact. If it soaks in and darkens the stone, it’s time to reseal.

Mechanical Polishing

Every 1-3 years, a professional floor restoration company should perform a mechanical polish on your terrazzo floor using diamond-impregnated pads. This removes micro-scratches and restores the deep, reflective luster without the need for thick, yellowing waxes.

What to Avoid When Cleaning Terrazzo Floors

To protect your floor’s integrity, avoid these common mistakes:

  • Never use vinegar or ammonia
  • Never use oily sweeping compounds
  • Never use steel wool
  • Never use all-purpose waxes
